Substances that appear to be mold can be sampled and sent to a lab for testing. This service can be elected onsite during an inspection if something is discovered that you'd like to know more about.

Mold Testing: How it WorksIf you elect to have your water tested, I'll pull the sample at the time of inspection and deliver it to the lab (I don't use any lab exclusively; which lab the sample goes to may depend on timing and location).
The parameters shown in the sample report on this page are similar to what you can expect as a standard. If you have additional parameters in mind we can do any level of custom testing. If you're looking to do something custom it would be helpful to have that conversation prior to your inspection so I have the right supplies with me. For standard testing you don't have to decide/commit to the test prior to your home inspection, just be sure to let me know before I leave the inspection site.
